What’s the LOW DOWN on NO DOWN?


Can you still buy a home with little money down?

Despite rumors there are two options for low down and “no down”.

“No down” is referred to as a Rural Home Loan. There are qualifications for the purchaser based on income AND number of people in the home. The seller can contribute up to 6% of the closing costs and prepaids.



“Low down” is FHA which is 3.5% down and the seller can contribute up to 6% of closing costs and mortgage costs.

FHA has credit criteria for a minimum score. Rural has an income and family requirement.
